I'd hope everything is smooth sailing, but just hearing everything is good to go won't really cut it here, so you'd need details I suppose, :)

In this environment, I think the boat has sailed for these opportunities in the area. 

I was curious if anyone had any insight to whether or not areas that are receiving large amount of investment from builders could be used as an indicator for an "upcoming market" or if historically that ship has sailed???

So that ship has sailed. 

We had a jump again in hits, conversions and loans, and sailed nicely through the next three years.I made the decision this year to see if I gave our web master a free hand and let her suggest a budget, if that would lead to even better results.  

There have been a few hiccups but mostly smooth sailing.

I can lay in bed dreaming about sailing the Caribbean all day, but I can't lay in bed for more than a minute thinking about being stuck in my job 5 years from now, I'm on my feet thinking "I need to do something to change this".Everyone is motivated by either reaching a dream or preventing a fear, fear is my stronger motivator.

Once you find the local bank that fits your criteria and goals, the rest should be smooth sailing.

What happens when one of you chooses to go sailing around the world and no longer wants to be in the venture?
