I read about soundblocking drywall and greenglue, decoupling, resilience channel ceiling installation.

Blocked condensate pan, dirty air filters, clogged pump, low freon, unit dying, vents not properly installed, air conditioning unit too small for square footage/airspace, exhaust blocked by plant material or stuff stored, animal inside the unit?

REI is a resilient investment type, but if all you have are low performing duplexes then it may make sense for someone in your age group to swap to a different investment.

We would like to "plant a flag" in the U.S.

We buy, thoughtfully renovate with resilient materials and finishes ("Bulletproof Chic") and then rent.  

@Austen Mueller it’s a rural town with some active mining and power plants in the area.

And then leave it at that, it kind of plants the seed and you never know.Aside from that, gaining traction is a huge topic.

I’m not zoned commercial, but zoned R2 so I was told potential to build another dwelling in the property and it had plants of land to do so.
