Are you certain the after repair value will justify this $40,000 budget?

The chimney contractor replaced the cap, but requires the branches be trimmed before he can perform repairs on the chimney because it is still leaking into the fire place after the cap was replaced. 

Property had lots of repairs needed and sold as is.

In the past, Kipp has been very helpful and responsive and has given me help on repair costs from the past 2 tenants I have had that have been no good.

In general I'm saving for repairs to the property, but we all know that this covers a wide spectrum.

Best thing would be to get started hustling for another wholesaler to see if it really is what you think it is.The only way to be a good wholesaler is to build relationships with sellers, know repair costs and ARV, and understand that each seller has a problem to solve and do not need a cash offer.

First, you would need to subtract allowances for repairs and vacancies (a necessary prediction).

Set a deadline for your first purchase and mitigate fears by screening tenants, buying for cash flow, and having a repair fund.

Leaving you to move and store their items if required by law, clean and repair, etc etc.

I think a 1031 exchange wouldn't be a bad idea if you're not making much on the property, and are worried about big repairs coming up in the near future.
