Can I simply let them know I do not intend to renew the lease in November, and if they stay it's a standard eviction process the same as a typical tenet?

If I was a landlord I would ask for two months deposit plus first months rent upfront to show your commitment, then rent to start 4 months from lease signature.  3% escalations a year and an option to renew for another 10 years assuming all rents were paid on time.  4 months puts the pressure on you to work full time to get the place where you need it to be.

I have a similar situation where the tenant owed 6300 for the past few months ive been getting an extra 500 from her bring it down to around 3800 but now her portion for the rent has gone up drastically for the new lease renewal so I probably wont be seeing much more and will be cutting my losses next time they are behind.

Ours states appliances are "as-is, where-is", meaning we do NOT have to fix or replace them.Now, if we have a great tenant, we will usually work something out to keep them happy to eventually renew:)Why don't you offer something, but also REQUIRE they extend the lease for another 12 months?

I would plan on moving when your lease expires, because this landlord is likely to issue you non-renewal or raise your rent.

Also, usually I get an inspection done on the property right prior to letting them know we are not renewing or right after they tell us they are not.

In either case, if you call the employee listed on her voucher or annual renewal notice, they're usually happy to run the numbers ahead of time and let you know exactly what will happen, though they obviously wont encourage you to raise the rent over the limit even if they wont actually reject the increase.
