@Shivam Patel, while it can be debated, most will agree to invest in your backyard before pursuing out-of-state opportunities. 

Anyone pursuing this strategy for downpayment funds on a more traditional mortgage or an in-house mortgage product.

Although I want to pursue commercial, I wouldn't be against residential.

Pursue the con man later through proper legal channels.

You should connect with a residential lender like @Joshua Jones before you pursue commercial or DSCR loans.

So I took a break from pursuing it for a while and now I want to get back on it again but I want to do it here in Seattle-Tacoma area where it’s less competitive and I can work on it closely while I’m starting out.  

Degrees in Real Estate Studies, Finance or Economics, Management or Business Administration, Geography or Urban Planning, Law, and Civil Engineering or Construction Management are among those that are frequently pursued.

Every situation is going to be different, but I respect you that you're willing to move out of state to pursue your dreams!

That is strong cash flow though and if you've been looking for some time now then maybe it makes sense to pursue.
