That said, in many jurisdictions there are specific circumstances where you can terminate leases prematurely, examples are if you, or an immediate family member, are going to make a unit/property your primary residence; if a substantial renovation is to be undertaken which necessitates the property or unit be vacate; or if the building is to be demolished.I am not certain if BC permits termination of leases under such circumstances.This property is in a desirable area, but is none-the-less overpriced whether you were planning to reconfigure it or replace it.

Some will do it automatically for you but  just don't jump the gun and ask for a limit increase prematurely because if you get denied it could hurt your future requests and you may have to wait about 6 months or so to try gain.

if you don't mind the section 8 side of investing its doable as you will surely have to have rehab funds and get a tenant in there a.s.a.p. you may even have the ocassional lease-option but you will have to put a little more than spit, gum and glue on those properties. the numbers are the deciding factors for any strategy. just because someone or a group of someones don't favor a particular method of investing in real estate doesn't mean that you must do the same. find your niche(s), what works for you. my coin.Kudos,Mary
