And any work an agent would be doing on the loan side, wouldn't the be doing anyway (i.e. communicating with buyers/sellers, chasing documents, etc?)

It's crucial to understand the financials and market trends to gauge the potential value of a property accurately.One key aspect is the cap rate, which is a big player in determining a property's value based on its income compared to its price tag.

The process is much more choppy and confusing that what I offer my clients with a consumer loan, but we are CTC and had very few conditions to chase down. 

If you're really interested in investing here I'd explore the city and network with local players.

On top of what everyone else said, I would say go to multifamily conferences and meet the players syndicating deals IN PERSON. 

Your time is valuable and better spent doing other things than chasing after your late tenants.

My cousin's POV was MTM would be 3-day notice to pay/quit as opposed to chasing after 1-year lessor for defaulting.MTM tenant would not need to worry about rental increase as it is regulated on annual basis in California capped at 10%.
