It depends on if you're planning on doing multiple projects or one at a time.If its multiple you'll need the extra cash for down payments + closing costs + IO reserves.If its cash you can refi with your purchase price and rehab or wait 3+ months to get 70%-75% LTV of the ARV.

You could put more money down (if this is feasible for you) or maybe go with an I/O (interest only) option to reduce payments and therefore increase the DSCR.If restructuring with current lender is not an option, find out what their minimum DSCR requirement is and if it is 1.25x or something similar you can find another lender with a lower minimum.

Thanks for the help everyone.Jon @Jon Haney HELOC's tend to be variable rates with IO payment for a period of time, then adjust with what is left over an amortized period after the IO period.
