I clearly displayed significant interest in the property since I was willing to pay for an inspector.So BP, what can I do to not lose out again.  

My water meters at my multi-family properties (installed by the City) have a feature that tells me if there is a leak; basically, if there is water usage for the previous "x" number of consecutive 15-minute cycles, it shows an icon on the LCD display.  

This sounds awesome and also possibly a version of the "bat signal" being displayed for people looking where to slip and fall.

It's not like the tenants will set cars on fire.Or destroy the bathroom.Or the kitchen.Or the yard.Or light fireworks off in the bathtub.Or possess unregistered firearms.Lol oh wait, they are going to do all of those thing & much much more!

This is ordinary and you shouldn't charge for filling the holes.If the tenant puts up four lag bolts to mount a TV or installs six shelves in their bedroom to display their tea cup collection, that would NOT be ordinary wear-and-tear.CLICK HERE for a great guide with a lot of examples.I have a similar list that I provide tenants, along with instructions on how to clean and return the home.
