They told me that they won't touch it either because the R&R dept was supposed to take care of it and they'd call me during their hours, which was business days during business hours (M-F 08-17 ET). 12 hours later, I called and asked to talked to R&R.

I do not have the T-12 info, I could potentially ask for it but I'm inclined to pass from this deal.As @Larry F. and @Jack Bobeck said, the area has a lot of crime and it's very possible that I may have very difficult tenants.

Don't get me wrong, I've done very well in C and D areas, but my 2%-ers have all been closer to F and F-.one thing you mentioned that sticks out to me is that you're using google maps to check the area - which I think is a good thing to use to get an idea, but I believe relying on what you see on google maps is a devastating mistake.

Even a more modest debt like $50k will take any excess income that a young adult would put towards buying a home and put them 10-20 years behind previous generations, and that in itself will set back their accumulating wealth. this generation is well and truly f*cked.
