You can also read the fine print on the back of a bundle of shingles and it will spell everything out.Roofing, like laying tile or painting can be mind numbingly BORING, at least as far as the FIELD WORK goes.

Go to the TSP website and it has all the info right there for the fine print.

Use the Biggerpockets calculators to help you with estimating the costs and they also will print out to help you get a loan.Always do a cost evaluation before you make an offer and see it too.. 

I'm on my own comp now and It displayed all the messages correctly, BUT then I had to blindly navigate down the page to hit the 'send message' button as there were page scrolling bars ...

There are better lenders out there that will give you a much more legitimate POF letter at zero cost, but if you know you already have the funds and think a POF letter is BS, then for a few bucks you can print one off in like five minutes...literally faster than a phone call.

I see LOTS of hard money lenders who will let you print your own POF right from their website.
