I'd like to make this offer:1) $6,500 Down (I may have to provide 8K as a counter offer)2) Deferred Payments for 6 months (payments wouldn't begin till the 7th month)3) $1,000 monthly Payment which begins the 7th month (Not quite sure if we can custom select a monthly payment or if it must be calculated a certain way via Owner finance)4) Refinance at 8-12 months with a VA loan (2.5% fee) or other loan to give her the remaining balance once fixed up.5) 174,000 Purchase price plus the additional interest gathered over 12 months which should calculate to around 176 -178,500 for her.We anticipate the house to be complete in 8 months but considering its located away from the big city and resources, I expect delay.

We’re seeing a modest increase in days on market, fewer active buyers, not as many offers on a listing, etc.We just put a property in escrow while representing the buyer, and the seller sent us a counter offer – not a multiple counter offer.

My proposed solution is to counteroffer that the seller advises the tenant of a non renewal , deliver atleast that unit vacant and we push the inspection period , appraisal and closing back until afterwards .

We reach several verbal agreements, but they never return a signed AOS with those terms or submit counter offers.

When we consulted with a third party contractor and building in some cushion, estimated repairs came down to $40K (vs. the original estimate of $25K).I presented a counteroffer asking for: (i) follow up the outstanding written reps noted above, (ii) written affirmation from seller that they can deliver a vacant unit at close (as they had verbally represented), and (iii) $40K off the asking price.All of a sudden the seller came back noting the recently executed lease was “deemed invalid” and that the tenant is now on a month to month lease and can vacate the property upon a 30-day written notice.
