I look at properties all the time and I see the condition of many properties around here that are "professionally" managed where the repairs are unbelievably shoddy, the cheapest indoor/outdoor carpet is used for flooring, they often have galvanized plumbing, and still have sections of knob and tube electrical.

I still need paint, carpet new linoleum in the kitchen and tub/surround in the bathroom and it'll be ready to rent.I've got a HELOC on this house which helps tremendously.

One of the biggest repairs was putting in a new water heaterWhenever some repair came up with the house the owner would always state that “he is a bank and we would never expect Bank of American to do any repairs, but if we wanted to forgo our lease option money then we could forfeit that and he would come donthe repairs”Anywho we have moved out and he is saying the carpet needs to be replaced and that that is our responsibility and if not there is the possibility that he will sue us.

@Michael S. tenants always claim to be expert painters, but I have had paint on woodwork and even carpet when I let tenants paint.
