I figured I would check here to see if anyone has experience with renting to tenants who need a short term rental (their homes were burned) and are using Housing Headquarters.  

I am very much against burning bridges, even if they deserve it, so want to start this off right. 

We did pretty well on that one too, we purchased it for 60,000 and soon after, it burned down due to some nesting in the fireplace.

I've heard of insurance companies refusing to pay out because a home owner did their own electric and burned the home down. 

I’ve been burned before so I’m extra cautious this time around.

They have the added benefit of not hurting the pocketbook too.I've learned more and more that it's possible to get burned following strictly these rules, it's good to hear that we have to maybe pull back on these in an effort to at least secure a first house.I'm in complete agreeance that i need to get my feet wet and mostly look to learn (i just wish it didn't come at such a high price, but too bad eh?) 

Like upgraded electrical, heating, ventilating, air conditioning, plumbing, ADA, etc...Where this comes into play is if say a tenant of one apartment unit sets his unit on fire, burns it up and now you have to go in to rebuild his unit. 

Make sure you have good insurance in case she burns down the house.

I don’t want to pay any commission either but I don’t want to just drop our agent and burn any bridges.

You don't want to relax your standards and end up getting burned with a costly eviction down the road.
