Things found flushed down toilets of tenants that swore they had no idea how that got there:Baby wipes, nail polish remover bottle, disposable razor, dish rags, clothing, and I am sure a few more I just cant remember right now.Without a confession, it becomes a "he said-she said" sort of argument that even if you can prove them wrong, it only matters if they can actually afford to pay you.

We've ran into an issue in which tenants don't close the door to access the front and backyard of a 4 family house. they simply leave a can/bottle/stopper to prevent the door from fully closing, i believe they don't like how they have to have a key to access the building.

Put this chemical (always use safety protection such as gloves and proper clothing and also PLEASE READ THE INSTRUCTIONS BEFORE USING) in a pesticide bottle spray the outside of the property or inside and whollla..problem eliminated.

Off the jobsite I have no problem with it, on my jobsite if I actually see a sub drinking they are off the job, not to mention clients don’t really like seeing empty bottles on their new homesite.

this is a first for me and i am not sure what to do.we give immaculate houses to the first time tenants (first after rehab). just months after a couple with 4 kids moved in, the house is messy. it's like a bomb exploded. clothes, couches, bottles, cleaning supplies, toys, bags, you name it..... is EVERYWHERE.the outside is not bad, just some toys. but the inside is horrid.i do not have a provision in the lease for them to keep the inside clean. i can't think of a way to enforce it and how stupid would it be to "go check how clean a rental is"... to me it is a silly idea.but anyway.... i can't make them "care" for the house, i can't make them clean it. i just dont want them to trash it beyond just a wear and tear. honestly, i am hoping the layer of junk and clothes would be protecting the hardwood and the tiles, lolany ideas on what to do?

I have a home in a residential zoning area and the vacationers in the STR's near us used crude language, blast their music into the wee hours of the morning, throw liquor bottles into neighboring yards, etc, etc.
