I don't want to price gouge people;  I want to rent out affordable housing; if the price is too low, you get people who aren't functional adults. 

(Ie. 1bdr can have 2 adults, 2bd can have 4 etc.)

But I do work in a finance department in the auto industry and far to many times I see young adults your age come into my office with below average credit due to bad financial decisions.

While I wouldn't give a tenant a discount for stating they will stay longer than one year I wouldn't entertain renting to another tenant who is guaranteed to be a short term tenant for a nominal increase like this one.

There's tons of great learning opportunities on the YouTube channel and iTunes Podcasts that are really enlightening and entertaining. 

I've spent most of my adult life fixing things and its what I enjoy doing and want to help someone else out in their real estate journey as well!  

However to simply contact a realtor about a property that you may not be interested in working with them on, Chances are they won't entertain it unless you have built some existing rapport. 

I would go down in price a bit to solidify my confidence but the realtor claims she will not entertain offers below asking price. 

I am told Adult Protective Services can help in some way? 

If they are not co-brokered it could be just how it went down but it could also mean that your agent is entertaining only direct inquiries to earn full commission and is not interested in cooperating with other brokers in the market where the commissions will have to be split!
