Sounds like you are getting hit with a lender who has overlays and possibly miscommunication between the loan officer/processor to the underwriter.

You want the highest quality tenant as possible & those two intangibles we find makes a difference. 

But if they don't willingly make the payment your only option would be to sue, and they have the upper hand to let the lender know about the sale possibly triggering DOS.

But anyways, I have a stretch where I’ll be gone for several months - mid July through mid October, possibly stretching to the end of the year, and I’m wondering if anyone has any ideas beyond just a normal rental - traveling nurse, etc. that might be good in Nashville. 

One of the issues I have noticed is that some people think of a flip house as being the cheapest possible rehab. 

Are they doing everything possible to expose properties to the broadest possible market?

After more than 450 deals, everything just seems to fall in place, abundance of leads and lenders throwing money at me.I actually believe this is possible for a lot of people in our industry.

Also any tips for automating this as much as possible and how to protect the property financially and property management would be appreciated.I ALMOST understand the rental arbitrage strategy if building a company scaling with say 30 + units and looking for high short term cash flow.  

Kind of hard to see why you would not want to press this button and try to pay it down/off as soon as possible, if it's your primary home.It's very unlikely you'll regret purchasing a primary residence in Boston if the market rallies, and if the market downturns.

We could possibly live with her staying there until April but I do not believe that she will even leave then.
