Have relatives out there, one who is actively developing (2 projects completed, 4 underway including a 30 unit apartment building).I toured the oil patch Bismarck-to-Minot-Williston-to-Dickinson and back to Bismarck in late March.Without putting too fine a point on things... it is nuts out there!

Things that would add to the cost would be if you're doing the ceiling too, a lot of trim to paint, priming (I just use the behr paint with the primer already in it and it covers fine), a lot of fixtures to take down, holes to patch, etc.

. $50-60K sounds more "ballpark" if your paying someone to do the work.Number one, most subs will be reluctant to simply patch or fix up a roof or hvac.

.- Lima One Capital doesn't like that the downstairs apartments are less than 700 sqft so they rejected the loan- Patch of Land will let me refinance but the interest rate is above 7.5%.- BB&T will let me refinance but only into a 15 yr loan. - My hard money lender has a long term option but it doesn't make a lot of sense bc it is still above 8% interest.Chris Mason Do you think it is a good idea for my wife to get the loan in her name and then quit claim it to the LLC name later?

Keep in mind this is my first project, I am handy but Youtube answered most my questions.Outside, end unit.Old Kitchen, broken dishwasher.Day 1 patching holes, taking off cabinet doors for painting.Lovely surprise, rotted out floor under the leaky dishwasher.Starting to come together.

We've got pallet walls going up, tile on the main floor is complete, radiant heat is working, last of the wall patch and paint is being completed, cabinets are en-route with quartz countertops to follow.

The actual property is in a pretty rough patch of East Dallas, and there are quite a few rough patches in the area, but that's slowly changing and this particular property is boxed in by an immense amount of wealth. - CheapCons: - Building condition: Have only seen pictures, but this thing will need a TON of work and, even though the property is 'cheap', it will end up costing me a ton to get it up and running, and I honestly have no idea how to even guesstimate the amount of money it would cost. - It's more than a 4-unit, which means it would be classified as commercial.Ideally, I'd like something in the same area that appears less risky and is a 4-unit or less.
