Family offices included in this study had at least a $500MM net worth.On average these family offices had 9% of their investable cash into real estate and infrastructure.Within the real estate sector, 30% of family offices reported they plan to increase their exposure to residential real estate in the next year.Another 30% are looking to maintain their current exposure to residential real estate.Multifamily was a specific goal for some family offices because of the mixture of low supply and high interest rates which have made housing affordability more difficult for residents.

We grew our holding substantially last year, and have only been at this since October 2017, for context.I would say that the mixture of tenants is roughly 33/33/33%, across B/C/D class, as far as I understand how that is defined.In my limited experience, I think that class can be applied to the tenant as much as the property, and it's not all negative.

Meaning if you buy into a heavy value add deal you may get 0 or 1% the first year as you rehab and stabilize the property, but then as you push up rents you start to see 4% then 5%, then 6%+ and the average over the 5 years of the property ends up being 5% or a bit more.Some deals like in the development space may offer 0% cash on cash but they have high non cash return metrics that we’ll dive into in a bit.2 - Average annual return: If you put that same $100,000 into a real estate deal and over 5 years you receive $200,000 in total cash by the time the deal is sold, you received an average annual return of 20%.Average annual return is a mixture of all the cash you’ve received.
