Provide them proof of your ability to find, fix, flip (or whatever strategy you plan to use), and then start with small amounts of their money.

There are alot of real estate strategy out there which will allow you to obtain a piece of property unconventionally. 

Applying a value add strategies can get you to much much more equity rather quickly.

Any insights, advice, or strategies from those who’ve been in a similar position would be greatly appreciated.
