If you structure as I suggested with him contracting it on your property and you qualify for the take out loan, seller financed loan and the CL, you may get 80% of the final value if you have had the property over a year, some may wave the year in title issue on a no-cash-out refi. :)

The seller has no money to make repairs and the bank has already given approval so it's really hard to go back an renegotiate after you already waited on the first approval (although it can be done but it may start a whole new wave of waiting).
