You will have to bring 35-45%-ish of the cost of the lot to the table. 

For me, I'm a very conservative investor and may look through a hundred deals a month, and at the end of the year only invest in 4-5.

What if I live in it for 4-5 years and turn it into rental for long term like another 5-10 years???

Also, even though a party can be thrown anywhere, party groups are more likely to book 3-4-5 bedroom places vs.a 2 bedroom.

PA & OH allow 4-5 homes a year to be sold w/o a license; PA requires a vehicle dealers license for new homes, but a traditional RE license is ok for used homes.

Average DOM around 45 with average homes getting 1% under list and pending in 32 days, and hot homes are getting an average of 2% over list and pending in 17 days.

Installing a thermostat with a floor of like 45° would be nice. 

In my contract i gave 45 days closing time ( 2 days ago ) , so I dont have too much time also.am I allow to do listing on MLS in Florida ??
