I know how to track/forecast predict end of life on capital items like roofs, driveways, HVAC, appliances, etc.

All I can do is postulate various scenarios about what might happen and then determine an appropriate all-weather strategy.(1) If the market continues to take the escalator up, what would I do?

We have all the outdoor stuff you are looking for with lower property costs than the front range Denver area - and better weather.

Being in a rising interest rate environment (they just raised rates again yesterday and forecast 2 more this year) it's generally not the best idea to tie cash up in CD's. 

A dwelling unit is not habitable if it violates provisions of housing or health codes concerning the health, safety, sanitation or fitness for habitation of the dwelling unit or if it substantially lacks:(a) Effective waterproofing and weather protection of the roof and exterior walls, including windows and doors.

I think that is true and I have serious concerns with the ability of the average wholesaler or flipper to weather the initial correction even if it is not a major one.Just my thoughts, hope that helps!

I have never met a realtor trying to put together a deal that has been accurate in forecasting rents.

Columbus is an incredible market (real estate and quality of life)...everyone loves where they live, but it's really exciting to see the growth and expansion of the city here...I wouldn't hesitate to say (besides the weather in the winter ;) Columbus is one of the top 5 cities in the country...my prediction was the population would double 2-yrs ago and everyone laughed...but the city is on track to make it happen.Is there a particular area of the city you'll be focused on?

Also, I like the idea of places where the weather won't beat up on a place, so I'm favoring warmer latitudes (minus CA). 

Redfin forecasted Las Vegas as the #1 city for 2018.
