I recently moved back home to the Northern VA area after forgoing playing overseas for a SE role in FinTech.

Using all/most of rental income would not be reasonable and doesn't make sense since by converting passive rental income to active income you will subject most/all of the income to SE tax.

Se sure to send a dear John letter to the HOA on your way out.

The good news is that there are a lot of REIAs in SE Michigan. 

Although not connected to real estate per se, I do have a lot of experience in planning and measuring progress, solving problems, reading and executing contracts as well as interfacing with both customers and contractors.

Brandon Turner often is able to achieve the 2% rule, but he is ~2 hours SE of Seattle metro. 

However, I bought the second place as a residence and not as an investment per se.

It's not the best investment per se, as the cash flow is negative, but we had to get a bigger place with a baby on the way, and it's underwater so we couldn't sell.
