One coat sprayed or rolled on works in most cases.I use Home Depot for rentals and  buy tools from HD or Lowe's depending on what I need and what's on special.Dumpsters?

Here's hoping we do before the floors get re-done - as that oil based coat puts off enough toxicity to kill a lot of things and I'm not trying to have a dead animal in the walls with a new tenant. 

In addition, it was also given two coats of Elastomeric paint.

You'd need to coat that with paint afterwards also...

Then I sealed it with 2 coats of high performance sealer from Sherwin Williams (very strong and durable).

The newer WPC/EVP core laminates are an upgrade to wood laminates, thicker but still has the same factors to consider if installing LVT click lock.

The high sand content of the brown coat will dull the blades fast.

To repair the roof and apply 2 layers of Elastomeric coating.

Unless it has soft coat and a pretty mouth then it’s priceless .
