You should have/could have screened them when you initially bought the property, but there's no point doing it after you've had them as tenants for a full year.

The 3rd thing that has reshaped my entire opinion of the tax advantages of real estate, is seeing my 88 grandfather holding five quite valuable illiquid properties, long story short it’s a mess, it’s causing family drama, he is in zero shape physically or mentally to manage them, the all have cap-ex needs, again these were amazing buy’s literally multiple properties he bought for under 50k that are now worth over a million but there is probably a time and a place for owning real estate, so I don’t really have a need to own more than maybe a few properties into retirement.

It is possible to buy too many too fast and put yourself in a financial hardship.Have you ever heard of a startup store that done real good and added another store that done good?

I bought my first single family LTR earlier this year as a buy & hold, now starting to explore next steps.

But @Wesley Wilk if you havn't done this type of rehab and you are not a real estate investor (so this is your first go) then I would not take something like this on.You'll need to learn real estate investing first, then embark on strategies.Ironically, I called myself a real estate investor for a year before I bought a property.

I bought probably 80% of our investment properties in fall and winter.

All up, I don't think it really compares to the US market in this regard though....I'm thinking of the 'Success Story Spotlight' from today (May 4th), where someone bought a triplex with good rental returns for 14K!!

Most of my locations are in areas that a store maybe 10 minutes away. 

I do find it humorous though that thinks the recent bought of high inflation was caused by the current administration.
