Unfortunately the realtor did not stipulate this in the offer and I did not catch it.But the news is basically good.

I stipulated in my offer to purchase that the seller would not make any changes to the existing rental contract after accepting my offer. 

Your fee for service should also be stipulated in your agreements too.

Beyond that I just wouldn't take the bait of having the conversation further...until they don't pay their rent and then I'd immediately put them on notice that they are evicted for lease violation and that if they do not move within whatever time is stipulated in your lease you are prepared to do an unlawful detainer...which is a matter of record and will make it difficult for them to lease elsewhere

Now, I do understand you can own a business in some states without registering but there are stipulations with that scenario.

The only stipulation is that its a two year lease.
