Seems like I am spinning my wheels, asking the wrong lenders, can anyone sort this out for me?

Otherwise, you will only be spinning your wheels.  

The world wouldn't stop spinning, but quality of life would decrease drastically in the U.S.

Rather than spin your wheels trying to figure it out, just give a few providers a call. 

If you get something under contract and are serious about closing, message me and I'll suggest some good ones but I'd rather wait till you knew you could buy and had something so you were not spinning their wheels on an exercise. 

I'd prefer to deal straight with the seller, no chance for communication to get twisted or a different spin placed on it.  

Questions: did I put my cart in front of the horse by having the legal people spin up prior to having an inspection?

A lot of my investment strategy involves purchasing underleased properties to value-add but we typically already have the tenants in our back pocket before tying the property up to avoid spinning our wheels and wasting a bunch of time while also upsetting the seller if we cannot perform.
