My quick  numbers say a tiny home / container home community would work, well. 

Using a DCF model, you can project out hightened rent collections for a period of time, say a year.

The security for the lien is of course the mobile home, which is not only a depreciating asset but also can have NEGATIVE value, as it may cost more to relocate than the home is worth, and if located in say a MHP can have rent payments too high to profitably lease out.

I'd lean towards it until your reach, say a 10+ unit building but that's not a bright line for a strong 5+ unit opportunity. 

A good practice to get into is look at those things you want, say a Range Rover and than say "ok, it's $500 per month, alright, now I just have to purchase $550 in added monthly cash-flow and it's mine".

Definitely prefer the vision of house hacking with say a four plex and living in one of the units.

But you could use the 1031 proceeds to buy say a duplex for a mil (maybe a tough order for to demonstrate). 

A lot of the homes have small sq ft area, so we were looking at say a 2 bed 2 bath and extending it into a 4 bed 2 bath in order to create some equity.
