Take advantage of the first look period (Freddie Mac has a parallel program as well).Outside of that, there are a bunch of subscription services...if you are looking for an early jump, Zillow has moderately accurate pre-foreclosure data...I would ultimately recommend ListSource, but it's pricey (my minimum commitment is $1,800/yr)...or try ZBuyer.

For those reading along: Check your state program as in Oregon if your tenant or you, as a housing provider, applied for federal funding you can not evict as long as the application is pending Once I read those words, I understood why its taking so long to get the money out - they are protecting the tenants...

And yet, right now, with the courts closed, and the governor of our state having made what amounts to a "free rent for all" proclamation, the ONLY tenant I would rent one of our two currently vacant units to, is a tenant with Sec 8, because with anyone else, I could easily wind up losing at least six months' rent plus costs of eviction.I realize that this sounds very negative about the program. In investing, you would be using the Homestyle renovation loan (that's Fannie Mae's program) as 203K doesn't allow for investment properties anymore.

I love the fact that I can be mentored by professionals who have been doing real estate investing in south Florida for over 20 years, can have all of my deals funded by them, can shadow them as they talk to potential sellers and buyers and can network with a sizeable amount of other students that have also sacrificed to get into the mentorship program but the price point has hindered me thus far.In the past I've paid for courses and info that have gotten me as far as I have gotten but I see the mentorship program as being the fire that I need to hit the ground running in investing (alongside the fact that if I'm inactive within the program for more than six months that I would have to repay and start all over - so there's that) as well as the few students that I've seen, see success through the program AND the mentors themselves being diligent in helping their students acquire profits.I apologize for my loquacious post but I wanted to make sure that I provide all the info one would need to give an accurate opinion and aid in my issue.
