If something goes wrong we can always move away. 

My question is, would selling this asset now to clean up all my personal debt (~$50k) with the leftover used to reinvest be my best move currently in your opinion?

@James Landsford I would wait to do the remodel after tenants move out before listing it for sale.

But since that time I left my corporate job, moved states, my daughter was born and is now 6 months old, and I began investing in a new city.

It seems like a lot, but it’s well worth it to be able to move a deal quickly.

Depending on how it is done and what guarantees the government offers and requires of the released entities, interest rates could move slightly higher.

But if you feel like you can learn the same skills on your own through experience and other resources, saving that extra tuition for your first investment might be the better move.

I never was able to coordinate a consistent quarterly meeting for planning, I never knew who to contact because they have multiple levels of their workers and people were constantly moving in and out of the organization.  

Someone is always looking to move, you just need to know why.
