I unplugged everything, ran to the store at 3 a.m. and bought extinguishers and smoke detectors, then called the landlord at 10 a.m., again saying I hoped that wasn't my fault.

In my most recent sale the contractor used combo smoke/CO detectors.

I kinda just figured rather than screwing around with finding the right parts for various makes of toilets I'd go through the motion once and know that they are quality units and pay a bit more upfront.

With the gas off we had no way to locate the leak using gas detectors so we had to pressure test the whole old line.

However, if you have a lead that is about to go to auction, you can hire an attorney to file an emergency motion to stay the sale and buy some extra time, however, filing the motion would cost the homeowner money (I charge at least $1,000) and you still may not have enough time to negotiate a short sale.

They filed a motion to dismiss on the grounds that the 5 day notice was served on the 5th of the month and the rent was due on the 1st of the month and rent would not be considered "late" until the 6th of the month. 

Honestly the best way to get the hang of it is to start pretending you're looking for one now and sort of go through the motions so that along the way you have everything in place including where you're going to get your lease.

Some towns just have a basic list of requirements (smoke detector, CO detector, etc).

But with the flipping my goal is to understand the business side as much if not more that just the motions of flipping a house such as generate leads, follow up, analyze, make a deal, rehab, sell, repeat. 

Nonetheless, the destination is set and the journey is in motion.
