It’s easy to find tenants, population/jobs are increasing, and property taxes/insurance aren’t skyrocketing. 

Although 6% doesn’t come off easy if they are buyers ready, and if not that’s heck of a ball.

Real estate is  a difficult business and getting things consistently right is not easy. 

Your tenant's friend will probably just draw it from whatever nearby circuit thay can tap into most easily.....So running a new 14/2 cable from the main panel will probably not be easy unless it is really close.

When adversity arises, its very easy to shut down, stop communicating and toss around legal threats.

I would call it easy.

Of course, things can't be that easy.

Alot of people hear about wholesaling and think its easy, but it not, but like anything you have to learn your craft.

The fire department should put them in for them if they think its so easy to get it done.
