I am curious though: if you locate a good property, and by good I mean (as an example)  3br 2 ba SFH, in a hot zip code, with plenty of comps to figure ARV, at 70% of ARV minus well estimated repair costs and reasonable assignment fee, and then offer it as is to investors in current market, how difficult would it be to sell it if your trusted/connected buyers didn't want to buy it?

His book provides the knowledge you've likely already obtained, but also includes a state by state break down of if they are Lien/Deed/Hybrid states, applicable interest rates, bid method, information on redemption periods and references the states' statutes so you have a reference to keep yourself out of hot water.

Are they looking for cash flow exclusively, moderate to high appreciation potential, or both, etc.Typically, with more “affordable” markets, you get better relative cash flow but also more intensive management concerns (vacancy, collection, maintenance, turnover, etc) and less appreciation.

In other words, it's the jerk who doesn't give 24-hour notice to enter the apartment and who is renting out a dump with a broken hot water heater to a tenant with no background check that will have the most problems.Since you're local, you learn how to work with local tenants, property managers and contractors.
