I’ll second Phoenix, although it probably the hottest market in the country right now.

I don't focus on the nicest, hottest neighborhoods, but I stay far away from the dumpy war zones, too.

All,I am looking at purchase out of state as I live in az which is basically the hottest market in the country and you cant really get a decent cap rate.

I wouldn't be opposed to investing in some of the "rougher" neighborhoods though, because in 10 years those will likely be the hottest spots.

I am in SE Idaho, but BOISE is one of the hottest re markets in the nation.
