@Lloyd PreeceRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

I would encourage you to ask the right questions of any turn key ... do they actually acquire the properties ?

I always down played how well I did to not encourage others in my area, but since LA is changing their system in 2026 it doesn't matter now and my tax sale buying, in LA any way, will be coming to a conclusion soon.

And if you are living off all $200k, you will not have more to invest to keep your income growing.So all told, if you are feeling burnt out, I encourage you to find a way to resolve that.

Also need to make sure you are encouraging them to buy travel insurance. 

I strongly encourage you to do your research as well.

And you’re right, my leases usually renew at the end of July each summer, and the new lease term will encourage that.

GCE encourages poor behavior in tenants and punishes good tenants that are following the rules.
