The way I read that clause, if you and the landlord cannot agree on what rooms to paint and the painting is not complete within 3 months then that clause does not take effect.

Not sure about Georgia, but in Washington we have a revised code that addresses this.

It drives me nuts when everyone quotes a five-page post just to address one sentence, then the next person quotes both, then the next person quotes all three, etc.

The 1st position heloc has nothing to worry about because it will still be attached to the property after the 2nd position heloc forecloses....death of the borrower has no effect on it.Likely not time to make a deal with the “owners” since that would likely involve probate, and time.  

It may effect lease renewals.  

Besides a mouse trap, another effective way to deal with mice is a cat (if the tenant wants one and the lease allows it).I grew up on a family dairy farm and the barn had grain, which attracted mice.
