I have found that I have to be careful with this as it is human nature for people to be negative to others and try and hold you back.

Accessory Dwelling units are allowed if you intend to live in the home.   

I'd configure it as a 1 bedroom with an open floor plan to allow for a spacious-feeling office area.My wife and I are considering buying into a situation like that in upstate New York or Connecticut- we like the idea of an accessory dwelling unit where we could go to conduct business(she's in interior design, I'm in real estate primarily.)

*Side note some policies may offer "Repair Cost" settlement which is a nice option that falls in the middle of RCV and ACV and may not require you to insure the dwelling at the full replacement cost estimate.For those outside the major Ohio cities you may have a small stroke hearing someone say to insure it for less than the full RCV.

I'm also in contact with the builder.I looked at this new construction of which they are small box's built as cheap as humanly possible on lots that are basically given away.5 years from now when they are used and abused rentals they will revert to the mean price point.. be worth 35 to 50k.. so who ever is buying these will lose 50% or so of the value.. no way they will maintain those values in those neighborhoods. 

It great because it works on pretty much anything that might attack you, be it K9 or human...Or bear.

UPDATE: After doing some more research there is something called an ADU (Accessory Dwelling Unit) that should allow us to do this 2 unit strategy.
