So, no I do not think the fed is going to go back to buying MBS to drive down rates.

This means there is upwards of a 10 minute drive to reach some of the "A" locations in the neighborhood when traveling from  the "C" areas.  

And in reality, while I have never had to test the strength of my LLC, if you are being sued, any half decent attorney will try to pierce your corporate veil anyways and try to get to you personally anyways.  

I got a chance to drive a few of the neighborhoods to figure out where we want to buy.

I found this deal through "driving for dollars" in a neighborhood near the planned casino development.

I'm currently using the propstream, redfin, and zillow trifecta as well as driving for dollars to find leads, then I cold call (Any recs for getting the right numbers?).

It's a great area within walking distance (5 minutes) to shopping, grocery, coffee shops, and historic neighborhood, and about 5 minute drive to downtown.They are asking $695K for it.

Estimates are great, but I will often do multiple estimates of the same thing to stress-test the deal.

It's tough for out-of-towners to compete and find a good deal, but if you're here and can drive the streets in your neighborhoods, do that!

Unless you're 110% confident in the MF purchase and you can drive up the value of the building quickly (6-12 months) and then secure longer-term fixed financing to pay off the HELOC or loan.
