The developers built the tract as if they were assuming these lots would be built on one day.

It's becoming more and more of a problem in contemporary homes, especially cheap tract-built properties that use a lot of less-durable, moisture sensitive materials in their construction and finishing.

My intent would be to replat into 4 tracts and re list for sale.

The flurry of legislation pushed through, often in proximity to statutory deadlines, required rapid digestion, analysis, and dissemination to clients.

I wouldn't advise doing structural DIY, as for aesthetic it really depends on price point and location, it sounds like this may be a luxury home so you might want to do a little more, but if this is a tract home you could be just fine with "agreeable gray" and "tolerable tan" because spending more money does not = more value.
