So there really are no pros, in my opinion, to putting your property you're house hacking in an LLC. 

Yeah, it would be a deep cut in their asking price which is why I wanted some opinions.

There is lingo, people, and anaylsis that are done in the commerical space that in my opinion felt a bit more difficult.  

In my professional opinion- supply currently exceeds demand throughout most of the city.

And in my opinion, his book covers everything a newbie needs to understand: from asset selection, to evaluating sponsors, to capital structures.

Waylon- To have the largest buyer pool, my opinion is to price and market the home as furnishings or turnkey options are negotiable.Since this home is flexible in its use - let the market participants decide which option works best rather than defining it for them. 

We've taken over from several other property managers, and the bar is pretty low in my opinion.
