So I think moving the lot lines so the house and 2nd lot can be sold separately or even developed and also doing a moderate level renovation could really increase the value of this property overall. 

I have a copy of your book and have been making my way through it for the last couple of months.

For example, John down the street bought that house for X and put in 30K, and then sold it for X.

Just copy or use similar finishes to what has sold in the area.
