The GC commutes from Concord, NH, in case that is relevant.I have learned my lesson to vet the GC selection much more thoughtfully and thoroughly going forward.

NO commute issues and small town feel and 45 minutes to the beach. 30 minutes or less downtown. 

I am ideally looking for something in pre construction off the beaten path but walking distance to beach and coffee shops.

I was originally considering house hacking with a multiplex (and I have over six figures I could put for a down payment) in Philadelphia but it seems that the only places where I could cash flow right now would be in far west philly or in neighborhoods that are boring or not so safe, would be a longer commute to work areas, etc. 

Alternatively, suburbs like Sugar Land or Missouri City offer safety and good schools but may have a longer commute to Rice.

Are you new in town or looking for long-distance investment options?

Probably the best example of value we've participated in was six detached units, walking distance to the beach around $650K.
