The BP community has been incredibly helpful for a newbie like myself and I appreciate everyone who has taken the time to comment. 

I don't agree with the fee comment - certainly that can be an element of a scammy lender but there are certainly lenders that do require some upfront fees and other vendor/pass-through fees in addition to the appraisal.

Thanks for your comment @Michael K GallagherWe all have leads like this in our database and they are usually lost by not having a good follow up system.

While I appreciate some of the comments others have made, they simply do not understand Florida law regarding security deposits and that this particular law firm has found a legal loophole in order to extort money out of landlords all over the state. 

Many people above have commented about a few of the pit falls in this strategy.
