It's best to start working for another PM and learning the ropes and liabilities around leasing, screening and maintenance. 

Look in to a platform like Hemlane, Avail, or RenRedi to collect rent, screen tenants and handle maintenance.

Use the top three or four discriminators so applicants can screen themselves.Then you need to have clear screening criteria yourself.
