There are services that will send you kitchen and bathroom rehab leads...I would counter this argument with a business owner should focus on their core business and not chase squirrels.

Choose a Strategy - When you first start out it is easy to get caught up in chasing many different strategies that will all make you money.

Probably not worth the further chase of the original firm.

Some may charge extra for an S8 lease due to all the extra paperwork and chasing required with caseworkers.

My original goal before starting was chasing cash flow and not equity so I was doing the numbers in my head for like 1k a month cash flow before I got to the real numbers and saw the reality and tbh if I have to pay for PM and capex and maintenance then I can kiss my cash flow away BUT I would still be building equity should I still look at this as a good deal?

Maybe they are clogged with a chimney sweep bird nest or something else. 

Then chasing materials and actually doing the work is a time consuming venture.
