Lending is very active, it neither creates a residual income, nor allows you to use leverage and you technically don't own a depreciable asset that appreciates in value down the road.

So I would like to get you guys thoughts on buy and flip, rental properties, HUD and any other avenues I should look into.My overall goal is to build a REALLY GOOD and STRONG retirement off of real estate, “residual income”.
