Hi Collin,After managing hundreds of properties, I always keep an eye on short-term rental trends, especially in key markets like the Smokies.

I’m pretty busy with my job as it’s a 24/7 industry, I don’t have time to handle aggressively hunting for off market deals however I could still do it with mailers, as I’m in no rush to purchase right away.

As far as investing in the short term I feel investing close to home (50 mile radius) is the best option because you have a superior advantage by knowing your market.

And if houses are showing an owner having been there for 10+ years when that owner actually sold 8 months ago, then I might market to a completely unqualified lead. 

We didn’t find a joint investment, but I found an off-market deal and invested with my dad separately.

My problem i is my market is super expensive if I stay in the nyc area and I don’t have the confidence since I don’t have any actual experience to invest out of state do you guys think paying off my mortgage would be more beneficial than looking for more rentals .

If you do not do your market research correctly, it doesn't matter how great your list is because you will pull a list in a bad market.
