I don't do the shades/blinds myself anymore as I am tired of the request for new ones because the dog/cat/kid/visitor bent them or pulled them down and now they can not get them up.

:@Steve MorrisI was really hoping he was just saying that a local Realtor could tell the OP which MLS covered the region in question...I had found my local MLS (NNRMLS.com) but the mere fact that I was able to view all the properties as a simple visitor to the site through me off... and that went for all other MLS sites I visited.

I agreed, he hugged me as I laid in bed on pain meds and then he left.Fast forward to two days later when I'm checking our employees work (we had an employee from the UAE working 40hr/week for us making phone calls on multi-family properties in-town) Let it be known I didn't have my phone the entire time I was in the hospital as it was stolen and wasn't allowed visitors due to COVID.

Add language about: long term visitors, auto's must be registered at the subject property address, land lord is co-insured, number of tenants and over night visitors, only tenant use of washer and dryers, noise rules, smoking pot in units, cultivation of anything, business operations in unit by the tenant, visitor parking, auto insurance, grilling and BBQing, sub leasing, snow removal policies, reimbursement for liens for police and first responders, entry to unit for inspections and repairs, ongoing due diligence and back ground checks of the tenant.
