I do not cater *only* to military, but this housing is also suitable for teachers, policemen, firefighters, and similar tenants.  

One year we discovered that mice were in our "private" closet, eating boxed and bagged food, while nesting in some towels. 

If you can find a way to remove the tenant and move in yourself for the first 12 months you can take advantage of FHA loans which cater to lower credit and allow 3-5% down.
